We invite you to get acquainted with our main project of the tourist complex Risan Bay. You can use the existing project, with all technical calculations and permissions, or make your own. Plot for sale which has an area of about 10237 sq.m. The new owner of the plot also has the opportunity to rent the beach which is about 105m long and 30m wide. The buyer has the right to use the land according his own wishes while respecting the available specifications. The plot is located on the first line, from the border of the plot to the beach it is only 20m. In close proximity to the plot is pebble beach. 105m long and 30m wide. The whole territory designed as a group of close standing buildings and there is one main building standing out between them. In this project is planned the representative free architectural form of buildings, blended into the natural environment, with mandatory elements of traditional architecture in terms of the application of traditional materials, which entails all the elements of rationality, exclusivity and quality.
The location consists of two urbann plots UP 260 and UP 261 according to the detailed urban plan "Risan" that make k.p 895/1, 895/2 and 900 KO Risan I, area approx = 1ha. The shape of the plot is irregular, the West side is bordered with the Adriatic highway and gas stations, the South and Southeast side has border with the arrow driveway and footpath, the rest of the territory is bordered with the neighboring courtyards. The plot of the project has an area of 9927m2. On the territory were located old buildings "Ljekobilja" which could not be fit in architectural design of the new complex, therefore, the buildings were destroyed, with prior permission for demolition of those objects.
Buildings are formed of three ground floors, except building 5 which included the underground garage, and central object (object 1 - Lamela 2), which has basement level where are located kitchen and technical facilities for the needs of pool.
